Move with a map, not a guess.
Auden Atlas guides buyers and sellers through each decision with straight pricing advice, a calm plan and one person who answers your questions from first call to final keys.
Clear advice, even when it is not what you hoped to hear.
A home move is one of the largest decisions most people make. I keep the work personal and deliberate: fewer clients at once, honest numbers and a plan you can follow without chasing anyone.
Pricing grounded in evidence
Recommendations come from recent comparable sales and current demand, explained in plain language so you can weigh them yourself.
One point of contact
You speak with the same agent throughout, from the first viewing or valuation to the day the keys change hands.
Updates before you ask
A steady rhythm of short, useful updates so you always know where things stand and what comes next.
Three ways I can help you move.
Whether you are buying your first place, selling a long-time family home or simply want to understand your options, each service is built around a clear outcome.
-
Buyer representation
Someone firmly on your side while you search, compare and make an offer.
- Search brief and shortlist

A considered launch that shows your home at its best to the right buyers.

Focused where it counts.
Depth beats breadth. My work centres on a few types of home, so advice on layout, upkeep and buyer appetite comes from real familiarity.

Family houses
Room to grow, gardens, and the practical questions that come with them.
-
Apartments
First homes and downsizes, with close attention to shared costs and terms.
-
Contemporary builds
Architect-led and modern homes that need the right story and the right buyer.
From first call to final keys.

Good to know before we talk.
Short answers to the questions people ask most often. Anything else is welcome in your enquiry.
How are your fees structured?
Fees are agreed in writing before any work begins and depend on the service. You will always know exactly what is included and when payment is due.
Is a valuation an obligation to sell?
No. A valuation is simply advice. Many people use it to plan a year or more ahead, and there is no pressure to list afterwards.
What happens in the first meeting?
We cover your goals, timing and any constraints. For sellers, it usually includes a walk through the home; for buyers, a clear search brief.
Can you help if I need to buy and sell at once?
Yes. Coordinating both sides is common, and the plan will set out how to line up timing so neither move puts the other at risk.
How quickly will I hear back?
Enquiries are answered personally, usually within one working day, with suggested times for a first conversation.
Tell me where you want to go.
Share a few details and I will reply personally to arrange a first conversation.
- What you are hoping to do: buy, sell or get a valuation
